Legal Basement Renovation

Project Description:
This project involved transforming the basement into a fully compliant, self‑contained legal apartment with its own entrance, full kitchen, bathroom, and carefully engineered building‑code upgrades for safety and comfort. The layout, structure, and services were all designed to meet legal secondary‑suite standards while creating a modern, comfortable living space.​

Code‑Compliant Structure & Insulation
New wall and room framing established the full layout, including a separate entrance and required fire‑rated assemblies and egress conditions in line with local building codes. Thermal and moisture insulation, including vapor barriers at exterior walls and rim joists, was installed to improve energy efficiency and protect against basement humidity while meeting secondary‑suite requirements.​

Mechanical, Plumbing & Electrical Systems
Dedicated plumbing was routed for a complete 3‑piece bathroom and full kitchen, with code‑compliant rough‑ins, drainage, and venting to support a legal rental unit. HVAC ductwork and ventilation were adjusted to balance heating, cooling, and fresh air, while a new electrical layout with dedicated appliance circuits, interconnected smoke and CO detectors, and safety devices satisfied building and fire‑code provisions.​

Interior Build‑Out & Finishes
A full‑coverage self‑leveling compound created a flat, stable base for moisture‑resistant flooring installed throughout the apartment. The kitchen and bathroom were completed with cabinetry, fixtures, waterproofing, tiling, and finishes, followed by drywall, doors, trims, painting, and final detailing to deliver a move‑in‑ready, high‑quality legal basement suite.​
